Ejari

Ejari is the Dubai Land Department's mandatory tenancy registration system. Every residential or commercial lease in Dubai must be registered on Ejari for the contract to be legally enforceable and for the tenant to access utilities, visas, and DEWA.

Ejari (Arabic for 'my rent') is the Dubai Land Department's electronic registry for all rental agreements within the emirate. Without an Ejari certificate, a Dubai tenant cannot connect DEWA (electricity and water), open a phone or internet account, register children in school, or process residency visas tied to that address.

Companies need Ejari registration for their office or commercial space as part of trade-licence renewal — DET will not renew without a valid Ejari. Establishment cards (the company's master labour file with MOHRE) also reference the Ejari address.
